Vilgar Property Management is a locally owned company providing full-service property management across Lake, Porter, and LaPorte counties. We specialize in property marketing, tenant screening, maintenance, renovations, and financial oversight for property owners while also assisting residents in finding quality rental homes. Position Overview

The Operations Manager plays a critical role in overseeing and optimizing daily operations. Reporting directly to company owners, this position is responsible for ensuring smooth property management activities, maintaining strong owner relationships, and leading the operations team.

This is a full-time, on-site position in Hammond, IN, with occasional weekend work required based on operational needs.

Key Responsibilities

  • Oversee daily property management operations, ensuring compliance with company policies and procedures.
  • Lead and manage the operations team, providing coaching, accountability, and performance oversight.
  • Develop and track key performance indicators (KPIs) for operational efficiency.
  • Manage the bid process for maintenance and renovation projects, including obtaining bids, securing approvals, coordinating vendors, and ensuring project completion within budget.
  • Oversee cost estimates, purchase orders, work orders, and financial documentation in AppFolio and QuickBooks.
  • Track and analyze financial performance for property owners, providing year-over-year (YOY) projections and insights.
  • Conduct weekly team meetings and lead problem-solving initiatives for operational challenges.
  • Monitor maintenance team productivity and cost efficiency.
  • Ensure timely completion of property repairs, maintenance, and renovations.
  • Manage vendor relationships, including lawn care, snow removal, and cleaning services.
  • Review payroll submissions and time-tracking records for operations staff.
  • Research and implement new systems to improve operational efficiency.
  • Cross-train in other company roles to provide support when needed.

Requirements

What We’re Looking For

  • 5+ years of leadership and management experience (or 3+ years of military leadership experience).
  • Bilingual English/Spanish skills
  • Proven experience overseeing maintenance repairs, construction projects, or renovations.
  • Strong ability to manage both employees and contractors, ensuring accountability and quality.
  • Exceptional problem-solving skills and the ability to make informed decisions.
  • Strong written and verbal communication skills.
  • Ability to work in a fast-paced environment while maintaining attention to detail.
  • Technology proficiency: Experience using Microsoft 365, Google-based email, AppFolio, and QuickBooks (or willingness to learn).
  • Reliable transportation for commuting to the Hammond, IN office and property sites in Lake, Porter, and LaPorte counties.

Physical & Mental Requirements

  • Ability to sit and stand for extended periods and occasionally lift up to 50 lbs.
  • Strong organizational skills and ability to multitask effectively.
  • Ability to remain focused, make timely decisions and communicate effectively with clients, employees, and contractors.
  • Ability to pass a background check and drug screening.

Benefits

Compensation & Benefits

  • Salary: $95,000 - $100,000 (dependent on experience).
  • W-2 position (benefits currently not provided; employees secure their own coverage).
